Environmental Impact
From remediation to regeneration
Our Brownfields Approach:
We turn overlooked spaces into modern opportunities. While many industrial developers avoid sites requiring environmental remediation, we see untapped potential in reclaiming and revitalizing brownfields. Leveraging our extensive expertise in complex redevelopment, we transform outdated or contaminated properties into state-of-the-art, sustainable industrial facilities that meet the needs of today’s users. The result is long-term environmental, social, and economic value for the communities, municipalities, and regions we serve.

Sustainability
Our green certification commitment
Sustainability is built into every project we develop from the ground up. From the earliest design phase, we prioritize environmental performance and resilience by pursuing third-party green building certifications. In the U.S., we align with the LEED® Building Design & Construction rating system, and in the U.K., we follow BREEAM® standards—two globally recognized benchmarks for sustainable development. Our certification efforts reflect a holistic approach, addressing site selection and extensive remediation, energy and water efficiency, materials and waste management, indoor environmental quality, and occupant well-being. With over 30 LEED-certified properties and 4+ BREEAM-certified projects completed, we are also leveraging the LEED Volume Program to accelerate sustainable practices across our growing global portfolio.
Governance
Building long-term value through integrity and accountability
At Bridge Industrial, strong governance is the foundation of our enduring success. Our commitment to transparency, ethical leadership, and disciplined risk management drives performance and earns trust—from investors to community stakeholders. Rooted in integrity and focused on long-term value creation, we implement community-centric strategies that align with our fiduciary responsibilities and sustainability goals. This approach has fueled over two decades of operational excellence, consistently recognized by industry leaders. Bridge has been honored with multiple Developer of the Year awards by various NAIOP-chapters, BOMA awards and more, affirming our leadership in quality, performance, and responsible development.
Outstanding Quality of Products and Services
Bridge has won numerous awards for our developments, including Industrial Project of the Year (NAIOP-SoCal, 2022), Industrial Speculative Development of the Year (NAIOP-Chicago, 2021, 2020, 2019, 2018 & 2017), Deal of the Year (NAIOP-New Jersey, 2020 & 2018), and Project of the Year (NAIOP-South Florida, 2017).
Financial Consistency and Stability
Bridge leverages our 20+ years of experience to consistently produce modern, top-of-the-line industrial assets in supply-constrained infill submarkets across U.S. and U.K. By taking obsolete manufacturing plants, neglected warehouses, and degraded plots of land and transforming them into state-of-the-art facilities, we draw premier tenants from across the e-commerce, distribution and logistics industries to its properties and the surrounding regions.
Ability to Adapt to Market Conditions
Despite the challenges for the industrial sector and the commercial real estate industry in 2020 and 2021, Bridge continues to expand overall market share and complete developments. During 2020, we maintained our strategy of developing infill properties and brownfield sites, completing complex demolitions and ground-up developments that serve as crucial hubs for distribution and logistics and result in job creation and economic vitality at a time when the country needed them most.
Support of the Industry
Bridge is an active participant in numerous commercial real estate and sustainable real estate industry organizations, including USGBC, ULI, and ULI Greenprint. Several of our employees serve in leadership roles with NAIOP chapters.
Support of the Local Community
In addition to Bridge’s economic, employment, and environmental contributions to our communities, we also give to local and national charitable organizations. Our dedication to improving the communities in which we operate has also been recognized, with awards such as the New Good Neighbor Award from the New Jersey Business & Industry Association (2021) and the Community Appearance Award from the City of Fort Lauderdale (2019, 2018).
