Steve Poulos

Founder, Chief Executive Officer, Partner

Steve Poulos co-founded Bridge in 2000 and has shaped the company into one of the nation’s leading industrial development and acquisition firms. He is responsible for all strategic, investment, and operating functions of the company. Steve chairs Bridge’s executive and investment committee.

Steve brings more than 30 years of experience to Bridge. He previously served as vice president for The Pizzuti Companies. Prior to that role, he spent six years in the industrial/capital markets group at Frain Camins & Swartchild. Steve is a graduate of the University of Wisconsin with a degree in economics and is also a member of the Urban Land Institute.

Steve Groetsema

Chief Operating Officer, Co-Chief Investment Officer, Partner

Steve Groetsema joined Bridge in 2007 and has played various roles throughout the company’s expansion. Steve is responsible for overseeing the firm’s transaction pipeline, including acquisition and disposition, and development of institutional quality industrial assets. He also directs the day-to-day operations of Bridge, and plays an integral role across property management and leading the people and culture at Bridge.

Steve is a graduate of Illinois Wesleyan University with a degree in Economics. He has been named Crain’s Chicago Business 40 under 40 in 2022, Real Estate Forum’s “50 under 40” list in 2018, amongst other accolades. He is an active member of NAIOP and has served as NAIOP Chicago Chapter Board Member 2017-2021 and Chicago Chapter President 2021.

Sean Zasche

Chief Financial Officer, Partner

Sean Zasche joined Bridge in 2020 and is responsible for overseeing the financial operations of the company, including equity and debt capital markets, portfolio/investment management, and accounting and reporting functions. Sean provides leadership in all these areas with a primary focus on driving capital raising and business development initiatives and supporting functions.

Prior to Bridge, Sean was EVP of Investment Management at a global real estate investment management firm in Chicago, where he helped grow from $500 million to over $14 billion of assets. Sean is a graduate of Indiana University with a Bachelor of Science in Business, Finance & Accounting.

Nick Siegel

Co-Chief Investment Officer, Partner

Nick serves as the Co-Chief Investment Officer at Bridge Industrial, where he plays a pivotal role in shaping the company’s strategic investment decisions and overseeing the firm’s transaction pipeline, mainly development opportunities. With a deep understanding of market dynamics and a proven track record in successful real estate investments, Nick brings a wealth of experience and expertise to the role. He also directs day-to-day asset management operations, including construction, leasing, and dispositions.

Since 2015, Nick has played various roles throughout the company’s expansion, including Partner, Acquisitions and heading the Midwest region, as Chicago market officer. His ability to identify emerging market trends and drive value creation has been instrumental in delivering exceptional results.

Before joining Bridge Industrial, Nick worked at CBRE, within their Investment Properties Capital Markets group.

Nick holds a Bachelor of Business Administration, with a double major in Real Estate and Urban Land Economics and Finance, Investments and Banking, from University of Wisconsin-Madison. He is an active member of NAIOP, the WREAA, and is a former president of the CJE Senior Life Associate Board.

Erin Ankin

Executive Vice President, Corporate Operations

Erin joined Bridge in July 2024 and currently serves as Executive Vice President, Corporate Operations. As a key member of Bridge’s executive leadership team, Erin oversees the day-to-day operations and strategic initiatives.

Prior to joining Bridge Industrial, Erin served as managing partner and general counsel at Waterton. In this role, she was responsible for strategic initiatives, fund and corporate structuring, transaction negotiations, litigation, insurance, risk management and the firm’s talent management and general human resource functions. Ms. Ankin also oversaw corporate compliance under local, state, federal and other jurisdictional laws, including leading the firm to become a Registered Investment Adviser and serving as Waterton’s initial chief compliance officer. During her 14 year tenure with the firm, Erin was involved in transactions exceeding $9.5 billion in aggregate value. Erin previously served as co-chair of the firm’s culture committee.

Prior to joining Waterton, Erin was a real estate and finance associate at a Chicago-based law firm. Erin holds a Bachelor of Arts in English and Political Science from the University of Michigan and a Juris Doctor from Chicago-Kent College of Law. She is a member of the National Multifamily Housing Council and the Urban Land Institute.

Ben Bischmann

Senior Vice President, National Operations/Property Management

Ben Bischmann joined Bridge in 2021 and takes on the responsibility of managing Bridge’s national operating portfolio, leading the development and institution of strategic operations, capital improvement, and best practice. Ben also oversees day-to-day property management for the Chicago region – the company’s largest regional portfolio.

Ben previously served as Executive Vice President at JLL and Account Manager at Colliers Bennet & Kahnweiler. Ben is a graduate of the University of Illinois, Champaign-Urbana and received an MBA from Roosevelt University. Ben currently serves as the Co-Chair of the Advisory Board for the Marshall Bennet Institute of Real Estate at Roosevelt University.

Ryan Bloom

Vice President, Investment Management

Ryan joined Bridge in 2022 and oversees investment management for dedicated capital partners and funds.

Prior to joining Bridge, he served as the Vice President of Acquisitions for Birchwood Healthcare Partners, where he led the sourcing and business development efforts for the company. Ryan has also founded and advised multiple PropTech startups. Ryan was an Associate at PGIM Real Estate, responsible for over $1.2B in assets and six third-party relationships across industrial, office, retail, life science, and multifamily assets. He started his career as an Alternative Investments Tax Associate at KPMG, LLP, and he earned his CPA designation.

Ryan is a graduate of the University of Illinois at Urbana-Champaign, where he was a member of the Business Honors Program, and has a dual degree in Accounting and Finance. He received his Master of Business Administration from Northwestern University’s Kellogg Graduate School of Management in 2021.

He is a member of The Harold E. Eisenberg Associate Board, JUF Young Real Estate Board, Event Co-Chair for the US Holocaust Museum Next Generation. Ryan is also a graduate of The Second City Improv Program.

Jonathan Bulwa

Vice President, Investment Management

Jonathan joined Bridge in March 2021 and is responsible for all financial analysis and forecasting of Bridge’s portfolio and corporate projections, including measuring both real estate, venture/fund and company performance.

Prior to Bridge, Jonathan worked at Brookfield Retail Properties as a Senior Manager of Finance, where he oversaw property and portfolio level budgeting, forecasting and valuations. Previous to Brookfield, Jonathan spent three years in JLL’s Strategic Consulting Group in Chicago, where he assisted corporate clients with their real estate assets including lease analysis, disposition opportunities and overall portfolio strategy.

Jonathan is a graduate of the University of Illinois at Urbana-Champaign where he holds a Bachelor of Arts degree in economics.

Brian Grady

Executive Vice President, Accounting and Finance

Brian Grady joined Bridge in 2021 and is responsible for the corporate finance, treasury, accounting, reporting and financial planning and analysis functions, including oversight of debt and equity capital relationships. He also leads IT and is responsible for overall technology strategy.

Prior to Bridge, Brian was CFO of the residential division of a real estate investment management and development firm and VP-Corporate Finance at a publicly-traded retail real estate investment trust, both located in the Chicago area. Brian is a graduate of DePaul University with a Bachelor of Science in Accounting and is a CPA.

Tom Harmon

Vice President, Transactions

Tom Harmon joined Bridge in April 2021 and is responsible for overseeing and managing the day-to-day execution of the company’s Portfolio. He works closely with the executive team and regional offices on all aspects of Bridge’s investment strategy.

Prior to Bridge, Tom worked at CBRE as a Senior Investment Sales Analyst with the North Central National Partners industrial investment sales team. He was involved in the entire execution process, including pre-marketing due diligence, analysis, deal marketing, buyer due diligence and closing. Throughout his time with CBRE National Partners, Tom worked on nearly 200 transactions totaling 200+ million square feet for a consideration of approximately $20 billion.

Tom graduated from the University of Nebraska-Lincoln with a Bachelor of Science in Business Administration.

Precilia Lean

Vice President, FP&A and Accounting

Precilia joined Bridge in April 2021 and is responsible for all aspects of management and investor reporting packages for Bridge’s portfolio. Precilia also oversees corporate, property and construction accounting while enhancing existing processes, systems and procedures.

Prior to Bridge, Precilia worked at CRG as an Accounting Manager, where she oversaw the implementation of Yardi, recorded industrial acquisition and disposition transactions and developed policies and procedures. Previous to CRG, Precilia spent four years at the Related Companies in New York, where she was responsible for financial reporting and requisitions for the NY Development portfolio.

Precilia is a graduate of Western Connecticut State University where she holds a Bachelor of Arts degree in accounting.

Jeff Ledebuhr

Vice President, Corporate Controller

Jeff Ledebuhr joined Bridge in October 2021 and is responsible for corporate accounting, reporting, and financial planning and analysis.

Prior to Bridge, Jeff worked at Deloitte in the audit and assurance practice where he served both public and private real estate and investment management clients. Jeff has significant experience with clients ranging across institutional advisers, private equity firms, developers, investment managers, partnerships, and hotels.

Jeff is a graduate of University of Illinois at Urbana-Champaign with a Bachelor of Science in Accountancy and a Master of Accounting Science with a minor in information technology and control. He is a licensed CPA in Illinois.

Julio Lewis

Senior Vice President, Asset Management

Julio Lewis joined Bridge in May 2023 and is responsible for oversight of all asset and portfolio management tasks including leasing, development, disposition, and debt & equity financing across the Bridge portfolio. He reports to the executive team and capital partners and works directly with the regional offices on all asset management related matters.

Julio has over 15 years of experience in Asset and Transaction Management. Prior to Bridge, Julio worked at Mapletree Investments, Inland Real Estate Group, and JLL in roles related to leasing, fund management, disposition and debt and equity financing.

Julio is a graduate of Eastern Illinois University and Benedictine University holding both a Bachelor of Arts and Master of Business Administration degree.

Rishika Mahtani

Vice President, Marketing & Communications

Rishika joined Bridge in June of 2024 as Vice President, Marketing. Rishika is responsible for driving the firm’s brand strategy and its seamless execution across all marketing platforms, including crafting compelling narratives and creative execution, elevating brand visibility and driving business growth.

Prior to joining Bridge, Rishika oversaw property marketing and communications, and trade show participation at ShopCore Properties, a Blackstone portfolio company. She brings a combined 15 years of experience in branding excellence, social media expertise, public relations, digital marketing, and event planning.

She lives in Chicago with her husband and daughter, and takes every opportunity to travel the world with them.

Amy McMurray

Senior Vice President, Administrative Services

In May 2000, Amy joined Ron Frain and Steve Poulos at Bridge where she handled all aspects of accounts payable/receivables, due diligence, property management, and personnel issues along with all daily operations. In February 2014 she was promoted to Director of Operations and a member of the firms’ Executive Committee. Amy currently handles HR for the entire company, overseeing of the support staff and corporate accounting functions.

Amy is the Treasurer for local High School Cheerleading Board.

Shane Millen

Vice President, Asset Management

Shane joined Bridge in April 2023. He works on the Asset Management team assisting with leasing, debt & equity financing, development, and the disposition process. Shane also leads Bridge’s internal quarterly reforecast & appraisal process.

Prior to joining Bridge, Shane worked for CBRE in their Financial Consulting Group where assisted clients in executing their real estate strategies including financial underwriting, lease analysis, disposition opportunities, and overall portfolio strategies.

Shane graduated from Miami University (Ohio) where he holds a Bachelor of Business Administration with a concentration in Accounting.

Brian Moran

Executive Vice President, Development

Brian joined Bridge in January 2022 and is responsible for overseeing development and construction activities across the company’s portfolio. He reports to the executive team and capital partners and works directly with regional offices on all aspects related to design, entitlement and construction. His role includes coordinating feedback and navigating challenges from the local offices, standardizing Bridge’s global delivery of product and embedding ESG initiatives into standard practices.

Prior to Bridge, Brian worked at Rexford Industrial, Norges Bank Investment Management and AECOM in roles including development and construction management, cost consulting and as an owner’s representative.

Brian is a graduate of the University of California Santa Barbara and has a degree in Economics.

Mustafa Neak

General Counsel

Mustafa Neak joined Bridge in 2022 and is responsible for overseeing the legal functions of the company focusing on all facets of Bridge’s real estate investments. He works closely with Bridge’s executive team and regional markets to manage legal risk throughout the transaction life cycle and advises on critical legal issues.

Prior to joining Bridge, Mustafa was Vice President and Corporate Counsel at a global real estate investment management firm headquartered in Chicago, where he oversaw the legal aspects of the acquisition, development, financing, leasing, management, and disposition of alternative real estate assets. He was also previously an associate in Polsinelli’s real estate group in Chicago.

Mustafa is a graduate of the University of Texas at Austin with a Bachelor of Business Administration and earned his J.D. from the University of Illinois Urbana-Champaign. He is a member of the State Bar of Illinois and the Association of Corporate Counsel.

Jonathan Pozerycki

Partner, Chicago Region

Jon joined Bridge in 2015 and is responsible for Bridge’s development and acquisition activities throughout Chicago and the greater Midwest region. Jon has successfully been involved with transactions totaling more than 20 million SF valued at over $5 billion during his time at Bridge.

Prior to his role with Bridge, Pozerycki started his career in the development and investment departments at CenterPoint Properties located in Chicago. He is a graduate of Colgate University where he received his BA. He is a member of NAIOP and AIRE.

Curtis Pascoe

Executive Vice President, Development

Curt joined Bridge in January 2024 and is responsible for overseeing development and construction activities across the Chicago market. With over 20 years of experience, Curt guides all aspects related to design, entitlements and construction. Responsible for site analysis, risk identification, pricing and permitting, Curt also works with community groups and elected officials to drive successful outcomes with the public.

Prior to Bridge, Curt worked at Ryan companies for 20 years, where he held a variety of roles sourcing and developing industrial, healthcare, and office assets in the Chicago and Milwaukee markets. Curt is a graduate of the University of Minnesota and has a Bachelor of Science in Civil Engineering.

Tricia Mangune

Vice President, Property Management

Tricia Mangune joined Bridge in March 2007 as an administrative assistant handling all aspects of daily operations. In February 2014 she was promoted to Property Manager in charge of tenant relations, accounts payable/accounts receivable as well as assisting the Senior Portfolio Manager with budgets, new acquisitions and vendor contracts.

Tricia began her career at Frain Camins & Swartchild in 1991 as a receptionist and later as an administrative assistant with the commercial office brokerage group. The company was later acquired by Insignia/ESG where she became the administrative assistant for the capital markets group.

Tricia holds an Associate’s Degree in Business Administration from Robert Morris College.

Henry Gruger

Vice President, West Region

Henry Gruger joined Bridge in April 2022 and is the Vice President of the West Region. He oversees key development & acquisition activities for the West Region (Los Angeles, San Francisco & Seattle), with a focus on maximizing value during the development period. Henry also oversees all first-generation leasing throughout the West Region.

Prior to Bridge, Henry worked at Cushman & Wakefield in their Capital Markets group on the Office Investment Sales team. He was involved in the entire transaction process, including underwriting, marketing, due diligence and closing.

Henry graduated from Miami University (Ohio) where he holds a Bachelor of Business Administration specializing in Finance. He is a member of NAIOP (National Association of Industrial and Office Professionals).

Kevin Finnegan

Market Officer, Los Angeles

An integral part of the Bridge Industrial team since 2017, Finnegan leads our business in California. He is responsible for identifying and sourcing new development and acquisition opportunities, and oversees the leasing and dispositions of the firm’s projects in the area.

Prior to joining Bridge Industrial, Finnegan worked at Wells Fargo in the Real Estate Capital Markets Group. A graduate of University of San Diego, he holds a Bachelor of Business Administration degree with a double major in Finance and Real Estate. He is also a member of the NAIOP SoCal and Inland Empire Chapters.

Tom Fitzpatrick

Senior Vice President, Development

Tom Fitzpatrick joined Bridge in 2020 as a Vice President of Development, and was later promoted to Senior Vice President of Development. In his role, he oversees development and construction for Bridge’s projects across California.

Before joining Bridge, Tom Fitzpatrick worked for Unibail-Rodamco-Westfield as the Development Director overseeing the San Diego Region. Prior to joining Westfield, he previously held positions and developed commercial real estate for both private equity and a public traded company. He holds a Bachelor’s Degree in Business Administration and a Master of Public Administration from California State University, Chico.

Blayke Esparza

Senior Vice President, Property Management

Blayke joined Bridge in 2020. With more than 15 years of experience in several supervisory roles over various disciplines of business, he is responsible for the management of assets throughout the state of California.

Prior to Bridge, Blayke spent five years with Unibail-Rodamco-Westfield, where he managed different assets within the portfolio. He was the asset manager during the $1BN development at Century City and most recently at Los Angeles International Airport. During his time at LAX, Blayke was named in the 2019 “Airport Business Top 40 under 40” by Aviation Pros.

Henry Gruger

Vice President, West Region

Henry Gruger joined Bridge in April 2022 and is the Vice President of the West Region. He oversees key development & acquisition activities for the West Region (Los Angeles, San Francisco & Seattle), with a focus on maximizing value during the development period. Henry also oversees all first-generation leasing throughout the West Region.

Kevin Carroll

Partner, Miami Region

Kevin Carroll is responsible for Bridge’s acquisition and development activities throughout the state of Florida. Kevin has successfully completed transactions on over 18 million square feet of industrial real estate with a value in excess of $3.3 billion during his career.

Kevin is a graduate of University of Southern California where he holds a Bachelor of Science Degree in Business Administration and holds a MBA from the University of Illinois at Chicago. Bridge is active in NAIOP South Florida, The Commercial Industrial Association of South Florida as well as ULI.

Andrew Hurwitz

Partner, East Region

Andrew Hurwitz joined Bridge in January 2018. He oversees key development & acquisition activities in the East Region (Northeast & Southeast), with a focus on maximizing value during the development period. Andrew also oversees all first-generation leasing throughout the East Region. During his career, Andrew has successfully been involved in over 33 million square feet of industrial real estate transactions (11 MSF in Chicago, 8 MSF in Seattle, 8 MSF in South Florida, 6 MSF in New Jersey, and 1M SF in New York).

Andrew is a graduate of the University of Michigan’s Ross School of Business where he holds a Bachelor of Business Administration degree with an emphasis in finance and accounting and a minor in History. He is a member of NAIOP (National Association of Industrial and Office Professionals) and REBNY (Real Estate Board of New York).

Francis Roura

Senior Vice President, Development

Francis joined Bridge in 2020. Francis has been a construction professional since 2009. He holds a BS in Civil Engineering, has worked as a Professional Engineer, and holds a BS in Accounting and Finance from The University of Puerto Rico. His prior experience includes 8 years with Gilbane Building Company where he assumed various roles in Construction Management. His most recent role was as the Project Manager for two design-build healthcare facilities. In addition, he also performed similar duties in the Hospitality and Institutional construction markets. Some of his prior experience to Gilbane includes Pharmaceutical Validation, Government Infrastructure CM, and as an accounting auditor with the firm PricewaterhouseCoopers.

Ben Branch

Vice President, Construction

Ben Branch joined Bridge in January 2022. He will oversee the design, development, and construction of Bridge’s new regional projects.

Ben brings more than 25 years of experience. Prior to joining Bridge, he served as Executive Vice President of Design and Construction for a South Florida real estate and investment firm, where he was responsible for overseeing real estate asset development and capital improvements related to land development projects. Branch holds a master’s degree in business administration (MBA) from Florida International University (FIU) and a bachelor’s in architectural engineering from Penn State University. Committed to his community, Branch serves as secretary on the Mission to Haiti Board of Directors. He previously served on the MBA Advisory Board at FIU.

Aaron Kalmadge

Vice President, Investments

Aaron is responsible for sourcing new development and acquisition opportunities within Bridge’s Southeast region. He is a graduate of the University of Wisconsin, where he holds a Bachelor of Business Administration specializing in Finance and Risk Management.

Aaron joined Bridge in 2021 and has worked with the Northeast office and, most recently, the Capital Deployment team, where he assisted with Bridge’s national acquisitions and capital raising efforts. Prior to Bridge, Aaron worked at First Industrial Realty Trust.

He is a member of NAIOP (National Association of Industrial and Office Properties) and WREAA (Wisconsin Real Estate Alumni Association).

Jeff Milanaik

Partner, New Jersey Region

Jeff Milanaik joined Bridge in 2014 when he opened Bridge’s New Jersey office. Jeff is responsible for Bridge’s acquisition and development activities throughout the Northeast Region. Since joining the company, he has successfully completed transactions on nearly 9 million square feet of industrial real estate with a value in excess of $2 billion.

Jeff previously served as President/Partner of Heller Industrial Parks Inc., one of the nation’s largest privately held owner/developers of industrial real estate and holds over 30 years of experience in commercial real estate. In addition to developing the long-term vision and direction of the company, he was responsible for running its day-to-day operations. Jeff increased Heller’s industrial development activities to grow the portfolio by over 10 million square feet to a total of 16 million square feet in 6 states. Jeff left Heller in 2013 to start his own firm, CrownPoint Group LLC, a privately held real estate investment and development firm focused on the acquisition/development/repositioning of industrial and multi-family assets.

Jeff holds a bachelor’s in mechanical engineering from New Jersey Institute of Technology and received degrees from several real estate programs at Harvard University. He currently serves on the National Executive Board of NAIOP and is a member of the Board of Trustees of NAIOP-NJ, and is past President of NAIOP-NJ. In addition, he serves on the Advisory Boards of the DiLella Real Estate Center at Villanova University, Rutgers Center for Real Estate, and the New Jersey School of Architecture – NJIT. Jeff is also a member of SIOR and IOREBA.

Andrew Hurwitz

Partner, East Region

Andrew Hurwitz joined Bridge in January 2018. He oversees key development & acquisition activities in the East Region (Northeast & Southeast), with a focus on maximizing value during the development period. Andrew also oversees all first-generation leasing throughout the East Region. During his career, Andrew has successfully been involved in over 33 million square feet of industrial real estate transactions (11 MSF in Chicago, 8 MSF in Seattle, 8 MSF in South Florida, 6 MSF in New Jersey, and 1M SF in New York).

Andrew is a graduate of the University of Michigan’s Ross School of Business where he holds a Bachelor of Business Administration degree with an emphasis in finance and accounting and a minor in History. He is a member of NAIOP (National Association of Industrial and Office Professionals) and REBNY (Real Estate Board of New York).

Jim Marshall

Senior Vice President, Development

Jim joined Bridge in May of 2019 and is responsible for managing the pre-acquisition, design, and construction of assets in the northeast region.

Prior to Bridge, Jim worked at Duke Realty Corporation where he worked on industrial, medical office and data center projects extending from New Jersey through Virginia. Jim earned his Bachelor’s degree in Civil Engineering from The Pennsylvania State University with a minor in engineering leadership development.

John Porcek

Executive Vice President, Development

John Porcek has a diverse 30 year construction background in industrial, commercial and renewable energy projects. John’s engineering background and technical knowledge, combined with extensive field supervisory and project management experience, will enable him to dedicate his time to the design, engineering and construction management efforts of the company’s projects.

John previously served as Executive Vice President and Senior Partner of Heller Industrial Parks Inc. While there, John was responsible for directing the design, development, and construction of over $300 million worth of industrial development projects.

John received his bachelor’s in civil engineering from New Jersey Institute of Technology and is a licensed engineer and planner in the State of New Jersey.

John currently serves on the board of trustees of pediatric cancer foundation Make Some Noise: Cure Kids Cancer Foundation Inc., based in New Jersey with chapters throughout the nation. John has been active in the efforts of the foundation to find and fund research for cures of various types of childhood cancers.

Stefan Sansone

Assistant Vice President, Investments

Stefan joined Bridge in April 2022. He leads all acquisition efforts within New Jersey and New York in Bridge’s Northeast Region.

Prior to Bridge, Stefan worked at Seagis Property Group LP where he was responsible for sourcing, evaluating, and asset management for value-add acquisitions in the Outer Boroughs of New York City and Northern New Jersey. He graduated from Lehigh University with a bachelor in Political Science and minor in Real Estate. Stefan was a 4-year varsity football player and captain of the football team. He is an active member of NAIOP and a junior board member for The Boys and Girls Club of greater St. Louis.

Justin Carlucci

Partner, Seattle Region

Justin Carlucci is responsible for Bridge’s acquisition and development activities throughout the states of Washington and Oregon. Justin has been involved in the acquisitions and development of over 7 million square feet of industrial real estate with a value in excess of $900 million during his career.

Justin is a graduate of Syracuse University where he holds a law degree and MBA. He received his Bachelor’s degree from Manhattan College. Justin is a member of the Washington State Chapter of NAIOP.

Spencer Mayes

Executive Vice President, Development

Spencer Mayes is responsible for overseeing all development activities in the Pacific Northwest region, including entitlement, design, and construction. Spence has more than 22 years of experience in commercial construction and real estate development, completing over 2.4 million SF with a valuation in excess of $500 million. He has broad product experience including industrial, retail, residential, mixed-use and office projects.

Prior to joining Bridge, Spencer spent 11 years with Schnitzer West, a regional commercial real estate investment company, and 11 years with Sierra Construction, a Pacific Northwest area general contractor.

Spencer holds a Bachelor of Science in Construction Management and a Masters of Business Administration, both from the University of Washington.

Matt Gladney

Senior Vice President, Development

Matt Gladney joined Bridge in 2019 and is responsible for managing design, development and construction of company assets in the Pacific Northwest Region. Matt has more than 15 years of experience in the commercial construction industry as a General Contractor where he worked on a variety of project types including industrial, commercial and medical. Matt holds an Economics degree from Western Washington University.

Elaine Watts

Senior Vice President, Property Management

Elaine Watts joined Bridge in 2021 and is responsible for management of assets in the Pacific Northwest region, including third-party property management services for institutional owners.

Elaine has over 20 years of experience in commercial real estate, focused on managing and leasing industrial, flex, retail, life science and office properties in the Silicon Valley and Seattle markets. Most recently she was with Hines and managed Amazon’s 4.4 million SF Seattle headquarters through a period of rapid expansion.

Elaine holds a bachelor’s degree in Business Administration, Real Estate and Land Use from California State University, Sacramento.

Jack Friedman

Vice President, Investments

Jack Friedman joined Bridge in March 2020. He is responsible for all aspects of underwriting and leasing for Bridge’s acquisitions in Seattle. Jack also assists with project marketing, coordinating debt and equity financing and the disposition process.

Prior to joining Bridge, Jack worked as an Acquisitions Analyst for a publicly traded industrial REIT where he assisted in underwriting and acquiring 7.9 million square feet of industrial assets valued at $1.14B.

Jack is a graduate of Dartmouth College where he was a four year Varsity Football player and holds a Bachelor of Arts degree in Government. In addition, he is a member of NAIOP (National Association of Industrial and Office Professionals).

Henry Gruger

Vice President, West Region

Henry Gruger joined Bridge in April 2022 and is the Vice President of the West Region. He oversees key development & acquisition activities for the West Region (Los Angeles, San Francisco & Seattle), with a focus on maximizing value during the development period. Henry also oversees all first-generation leasing throughout the West Region.

Prior to Bridge, Henry worked at Cushman & Wakefield in their Capital Markets group on the Office Investment Sales team. He was involved in the entire transaction process, including underwriting, marketing, due diligence and closing.

Henry graduated from Miami University (Ohio) where he holds a Bachelor of Business Administration specializing in Finance. He is a member of NAIOP (National Association of Industrial and Office Professionals).

Chris Doloughty

Partner, Europe

Chris joined Bridge Industrial in 2018 and since then has played various roles throughout the company’s growth. Chris provides oversight for financial operations across Europe and the UK, including equity and debt capital markets, portfolio/investment management, and day-to-day operations.

Chris previously worked in Bridge’s Chicago and South Florida markets before relocating to London as a founding member of the UK office. Chris is a graduate of Indiana University and is a member of NAIOP.

Mike Best

Partner, Head of UK

Mike Best joined Bridge in 2024 and is responsible for Bridge’s UK operations. Mike is responsible for development, acquisition, and asset management across the region.

Prior to Bridge, Mike was Head of Logistics at British Land where he launched their logistics strategy building a £1.5bn development pipeline. Mike was also previously a Director at Logicor where he was responsible for the acquisition and management of a £3bn UK logistics portfolio. Mike holds a BA (hons) from Imperial College London and is a Chartered Financial Analyst.

Jean Henault

Partner, Head of France

Jean will lead the global firm’s operations across the country, working alongside Head of Europe Charles Baigler to kickstart Bridge Industrial’s European operations, with Paris as the first of three new headquarters across mainland Europe. Plans to launch operations in the Netherlands and Germany are underway.

Douglas van Oers

Partner, Head of the Netherlands

Douglas van Oers joined Bridge in 2024 and is responsible for Bridge’s Dutch operations which include all acquisition and development activities within the Netherlands.

Prior to bridge, Douglas was Co-head of Logistics and Industrial for Savills in the Netherlands. Prior to Savills, van Oers served as Commercial Manager at Dutch logistics developer, David Hart Group.

Douglas holds a Bachelors degree in Real Estate from HBO Nederland and a Masters degree in Real Estate from the Amsterdam School of Real estate.

Tim Bradshaw

Senior Vice President, Head of Development

Tim joined Bridge in 2023 and is responsible for overseeing all development activity within the United Kingdom.

Tim has over 15 years of experience in commercial construction and development. Prior to joining Bridge, Tim worked for Oxenwood Real Estate as development manager, Peel Ports Group as project manager and as a site manager for Balfour Beatty. Tim holds a BEng in Civil Engineering from the University of Liverpool.

David Sayers

Vice President, Development

David Sayers joined Bridge in April 2022 and is responsible for supporting development activities across the UK, including design and construction.

David joined from the projects team at The Howard de Walden Estate where he provided in house project management services. David has over 10 years’ experience in the property market, starting his career as a Building Surveyor working at Knight Frank, Lambert Smith Hampton and Cushman & Wakefield, before joining The Howard de Walden Estate.

David has a Bachelor of Science in Building Surveying. He is a member of the Royal Institution of Charted Surveyors (MRICS).

Leigh Robinson

Vice President, Investments

Leigh Robinson joined Bridge in 2021 and is responsible for assisting in the underwriting and development process for Bridge’s industrial projects in Greater London and the West Midlands. He joined from the Capital Markets team at Avison Young where he provided acquisition, disposal and speculative funding advice to institutional, corporate and property company investor clients.

Leigh has a Bachelor of Science in Geography and a Master’s Degree in Real Estate. He is a member of the Royal Institution of Charted Surveyors (MRICS).
