Bridge Releases Details About its Planned 1 MSF+ Bridge Point Ave Industrial Park Project on Miami-Opa Locka Executive Airport, FL

Bridge Development Partners, one of South Florida’s most active industrial real estate developers, today unveiled renderings and building details for its newest speculative development project in South Florida—Bridge Point AVE. The planned 1,061,793-square-foot industrial business center will feature four Class-A buildings ranging from 109,000 to 500,000 square feet with modern amenities to maximize efficiency. The project is slated to be completed in the first quarter of 2021.

Last month, Bridge Development Partners acquired the nearly 50-acre site located in the AVE, Aviation and Commerce Centre situated on the western region of the Miami-Opa Locka Executive Airport. The Avison Young team of Wayne Schuchts, Tom Viscount, and Bobby Benton represented both the seller, AVE LLC, and the buyer, Bridge Development Partners, in the transaction. The Avison Young team has also been tapped to exclusively lease Bridge Point AVE on behalf of Bridge Development Partners.

Bridge Point AVE buildings will feature 32’ to 36’ clear ceiling heights for operational efficiency, ESFR suppression system, rear-load and cross-dock opportunities, as well as build-to-suit opportunities. Conveniently located in central Miami-Dade County, Bridge Point AVE is surrounded by Florida’s major expressways connecting it to the furthest parts of South Florida’s tri-county region in under an hour and a half. The Palmetto Expressway to the north and the Gratigny Parkway to the south serve as direct connections to the Turnpike, Interstate 95, and Interstate 75.

Since 2012, Bridge has acquired 473 acres throughout Miami Dade and Broward Counties and delivered more than 3 MSF of Class-A industrial space across the region. The company’s current South Florida portfolio spans more than 4 million square feet.
