Chicago, IL (March 31, 2025): Bridge Industrial, a privately-owned, vertically integrated real estate operating company and investment manager, announced the acquisition of a 12.20-acre parcel in Downers Grove, located in the Central DuPage County submarket. The site, strategically located with prime interstate highway frontage, currently serves as a functionally obsolete, single story suburban office building. Bridge Industrial plans to redevelop the property into a state-of-the-art +/- 240,000 square foot industrial facility.
This acquisition marks the firm’s ninth office-to-industrial conversion, transforming over twenty-five obsolete office buildings into 5.4 million square feet of Class A logistic space, all the while supporting its commitment to sustainable development by repurposing antiquated structures into energy-efficient facilities.
Bridge Industrial plans to redevelop the site into an optimally designed Class A facility that includes – 36’ clear height, up to 38 exterior docks, 2 drive-in doors, +/-168 car parking stalls, an ESFR sprinkler system, and energy-efficient LED lighting to maximize business opportunity while minimizing environmental impact.
Conveniently located with easy access to and high visibility along major transportation routes I-355 and I-88, the parcel’s proximity to both downtown Chicago and O’Hare International Airport allows for a unique combination of regional distribution use and seamless last-mile delivery opportunities for occupiers.
