Chicago, IL (January 27, 2025): Bridge Industrial, a privately-owned, vertically integrated real estate operating company and investment manager, has closed on the acquisition of a 171,726 sq ft industrial facility in DuPage County within the premier Carol Point Business Park.

The seller, a moving and storage solutions company, will leaseback the property for two years post-closing. Bridge Industrial represented themselves, and Rick Daly, President of DarwinPW Realty, represented the seller in the transaction.

The newly acquired property offers a business-park environment, 30’ clear heights, 163 parking stalls, 35 trailer positions, and ample trailer parking, a desirable benefit that enhances the accessibility of this sought-after, low vacancy asset. Ideally located with easy access to major transportation routes along I-355, I-55, I-88, and I-290, the facility’s central location allows users to reach Chicago CBD, O’Hare, and six million residents within a ~30-minute drive time.

Bridge Industrial plans to strategically reposition the asset after the sale leaseback period by making targeted capital improvements and key repairs, to modernize and maximize the building’s amenities for re-lease in the future. Upgrades will include a roof replacement, asphalt improvements, additional dock positions, a spec office, and other aesthetic improvements. The design and layout will offer flexibility for single tenant use, or the ability to demise for multiple tenants.
