Bridge Development Partners, recently honored as NAIOP South Florida’s Developer of the Year, today announced it inked a 305,749-square-foot, long-term lease agreement at Bridge Point Commerce Center in Miami Gardens, FL. This lease represents the first tenant to sign on at the Class-A industrial park, which is on schedule to deliver Phase I—three industrial buildings totaling 1.1 million square feet—in the second quarter of 2019. At full build out, the park will encompass 2.1 million square feet.

The CBRE team of Tom O’Loughlin, SIOR, Senior Vice President and David C. Albert, Senior Vice President represented the developer, Bridge Development Partners, in the transaction. The tenant was represented by the CBRE team of Larry Dinner, Senior Vice President and Devin B. White, Senior Vice President.

“We are pleased to welcome our first tenant to Bridge Point Commerce Center,” said Kevin Carroll, Partner, Southeast Region of Bridge Development Partners. “Our state-of-the-art park offers an unparalleled location for companies requiring ease of distribution across South Florida and beyond. With our first three buildings nearing completion, we look forward to continuing our momentum.”

Tom O’Loughlin added, “Bridge Point Commerce Center is an ideal fit for this tenant, which will leverage the park’s prime distribution location to provide last-mile delivery service across the tri-county region. The park was also attractive to this user because it allows for future expansion and is one of the few cross-dock facilities available in the market. Overall market response has been extremely positive, and now that Phase I is going vertical, we anticipate this continuing into the future.”

Strategically located between Miami-Dade and Broward Counties on a 185-acre site at 3900 Northwest 215th Street, Bridge Point Commerce Center offers Florida Turnpike frontage with 155,310 cars passing per day. Phase I will feature three Class-A industrial buildings. Divisible to 40,000 square feet, the first two buildings are 286,875 square feet with 32’ clear ceiling heights and the third is a 534,816-square-foot, cross-dock facility with 36’ clear ceiling heights. The park’s location is equidistant from Miami International Airport and Fort Lauderdale International Airport and offers immediate access to all points in South Florida via the Florida Turnpike and I-75. Build-to-suit and build-to-own opportunities are also available.

Since 2012, Bridge Development has acquired 362 acres throughout Miami Dade and Broward Counties and delivered more than 2 MSF of Class-A industrial space across the region. The company is on track to deliver an additional nearly 2 million square feet of Class-A industrial space in key South Florida distribution markets this year. In addition to its current development projects, the company recently made its first value-add play in South Florida with the acquisition and planned renovation of Bridge Point Miramar—a 304,428-square-foot, Class-A, rear-load distribution building located in Miramar, Fla.
