Bridge Development Partners Announces Plans for Bridge Point 78 Phase II

Bridge Development Partners, LLC (“BRIDGE”), a privately-owned development and acquisition firm of Class A industrial properties, announced today its plans for Bridge Point 78 Phase II, a state-of-the-art industrial campus totaling 1,670,700 square feet, in Phillipsburg, N.J.

Bridge Point 78 Phase II will consist of two buildings, measuring 1,408,200 square feet and 262,500 square feet. These modern, Class A facilities will feature 36 to 40-foot clear heights, single and cross-docked loading configurations and ample parking for both trucks and cars. 

Work at the 100-acre site began in December 2020. BRIDGE expects vertical construction to begin this summer with plans to fully deliver in Q1 of 2022.

The economic impact of Bridge Point 78 Phase I and its roster of anchor tenants — Japanese clothing manufacturer and retailer UNIQLO, lawn care manufacturer ScottsMiracle-Gro, and leading beverage distributor Mark Anthony Brands — aided in solidifying Phillipsburg and the surrounding rural region of New Jersey as a prominent logistics hub with strong potential for continued growth. Bridge Point 78 Phase I was also named NAIOP New Jersey’s “Industrial Deal of the Year” in 2020. This validation fueled the execution of Phase II.

Bridge Point 78 is strategically situated, providing easy access to I-78 and Route 22, as well as direct, toll-free access to the Port of Newark, making it an ideal location for a wide variety of industrial users, including e-commerce, logistics and fulfillment companies.

Between Phase I and Phase II, Bridge Point 78 will consist of six Class A buildings totaling 3.86 million square feet.
