Bridge Development Acquires 10.2-Acre Site in Fort Lauderdale; Plans 175,000 SF Bridge Point FLL Logistics Center
Bridge Development Partners today announced the acquisition of a 10.2-acre site in Fort Lauderdale, Fla. where it will develop Bridge Point FLL Logistics Center, a 173,129-square-foot, Class-A industrial park. The strategically located site sits just north of Interstate 595 across from Fort Lauderdale International Airport with Port Everglades just to the east on Interstate 595.
Bridge Development purchased the property from the School Board of Broward County. The site formerly housed a school that closed more than twenty years ago. Bridge Development will start clearing the site immediately to get it ready for development. The project is slated for completion in 2Q 2019.
“This project falls in line with our proven value-add strategy and marks our third project in the City of Fort Lauderdale,” said Kevin Carroll, Partner, Southeast Region of Bridge Development Partners. “The development site, which has been sitting idle for more than two decades, is just minutes from Fort Lauderdale International Airport and Port Everglades, making it an ideal logistics hub location. Our partners at the City of Fort Lauderdale have supported our efforts, being especially helpful in the rezoning of this underutilized property to get it ready for redevelopment. We look forward to delivering another world-class business park to meet the continued demand for high-quality industrial space in South Broward and creating a true community asset that will bring new jobs and investment to the area.”
Located at 1300 S.W. 32nd Court, Bridge Point FLL Logistics Center will feature two Class-A industrial buildings divisible to 16,000 square feet. Building 1 will span 92,165 square feet, while Building 2 will total 81,964 square feet. Both are shallow-bay buildings, which allow more flexibility for today’s users, and will feature 32’ clear ceiling heights, rear-dock loading, and ESFR sprinkler systems. The logistic center’s strategic location offers immediate access to all points in South Florida via I-95 and I-595 and is situated just minutes from Port Everglades and Fort Lauderdale International Airport.
Bridge Development is on track to deliver nearly 2 million square feet of Class-A industrial space in key South Florida distribution markets over the next 12 months. In addition to Bridge Point FLL Logistics Center, current projects include Bridge Point Riverbend, a world-class, 221,542-square-foot industrial building located at the intersection of I-95 and Broward Boulevard in Fort Lauderdale; Bridge Point Commerce Center in Miami Gardens—the company’s largest South Florida project to date—which will encompass 2.1 million square-foot of class-A industrial space at full build out; and Bridge Point Powerline Road—a modern +/- 467,832-square-foot industrial park in Pompano Beach. Since entering the South Florida market in 2010, Bridge Development has delivered more than 2 million square feet of Class-A industrial space.
